<p class="wp-block-paragraph">As someone who worked as a <strong>general home inspector for four years</strong> before starting my own sewer inspection company, I’ve seen both sides firsthand. <p class="wp-block-paragraph">One of the biggest misconceptions I see is people assuming that home inspectors are experts on every part of a home.</p>

<p class="wp-block-paragraph">I worked as a <strong>general home inspector for four years</strong>, so I know firsthand how much knowledge and training goes into that profession. <p class="wp-block-paragraph">That specialization matters.</p>



<p class="wp-block-paragraph">It means more time spent inspecting, more experience seeing defects repeatedly, more knowledge about pipe materials and deterioration patterns, and greater familiarity with repair options. </p>



<h3 class="wp-block-heading"><strong>The Equipment Difference Matters More Than Most People Realize</strong></h3>



<p class="wp-block-paragraph">In my experience, one of the biggest differences between a sewer specialist and a general home inspector is the equipment and specialized tools being used — and just as importantly, how often that equipment is used.</p>



<p class="wp-block-paragraph">For example, we use:</p>

<h2 class="wp-block-heading">Another Common Situation I See</h2>



<p class="wp-block-paragraph">One thing that surprises many people is how often I get called because a sewer inspection <strong>couldn’t be completed by someone else</strong>.</p>

<h2 class="wp-block-heading">Sewer Systems Are Rarely Perfect — And That’s Okay</h2>



<p class="wp-block-paragraph">One of the most important parts of my job is helping buyers understand something many people do not realize:</p>



<p class="wp-block-paragraph"><strong>Sewer systems are hardly ever perfect.</strong></p>



<p class="wp-block-paragraph">Especially here in <strong>Southern California</strong>, where we deal with:</p>



<ul class="wp-block-list">
<li class="">Older homes</li>



<li class="">Ground movement</li>



<li class="">Seismic activity</li>



<li class="">Aging materials</li>
</ul>



<p class="wp-block-paragraph">It is very common to find things like:</p>



<ul class="wp-block-list">
<li class="">Minor root intrusion</li>



<li class="">Hairline cracks</li>



<li class="">Small offsets</li>



<li class="">Material deterioration</li>



<li class="">Minor slope issues</li>
</ul>



<p class="wp-block-paragraph">But not every defect is a crisis.</p>



<p class="wp-block-paragraph">For example, a hairline crack may have existed for <strong>20 years without changing</strong> and may not currently affect functionality or structural integrity.</p>



<p class="wp-block-paragraph">My philosophy has always been:</p>



<p class="wp-block-paragraph"><strong>Do not just list defects — help clients understand what they actually mean.</strong></p>



<p class="wp-block-paragraph">Because there is a big difference between:</p>



<p class="wp-block-paragraph"><em>&#8220;This exists&#8221;</em> and <em>&#8220;This is an urgent problem.&#8221;</em></p>



<p class="wp-block-paragraph">Helping clients understand severity, timing, and repair options is often just as important as finding the defect itself.</p>



<h2 class="wp-block-heading">When Is a Sewer Specialist Especially Important?</h2>



<p class="wp-block-paragraph">In my opinion, a sewer inspection specialist is valuable in almost any home purchase.</p>



<p class="wp-block-paragraph">But there are four situations where I believe it becomes especially important.</p>



<h3 class="wp-block-heading">1. Older Homes (40+ Years Old)</h3>



<p class="wp-block-paragraph">Older homes often have aging sewer materials that naturally deteriorate over time.</p>



<p class="wp-block-paragraph">Common materials found in older homes include:</p>



<ul class="wp-block-list">
<li class="">Cast iron</li>



<li class="">Clay pipe</li>



<li class="">Orangeburg</li>



<li class="">Asbestos cement</li>
</ul>



<p class="wp-block-paragraph">Every material has a limited lifespan.</p>



<h3 class="wp-block-heading">2. Homes with Known Drain or Sewer Problems</h3>



<p class="wp-block-paragraph">If there have been:</p>



<ul class="wp-block-list">
<li class="">Slow drains</li>



<li class="">Gurgling noises from drains</li>



<li class="">Previous backups</li>



<li class="">Plumbing repairs</li>



<li class="">Sewer-related disclosures</li>
</ul>



<p class="wp-block-paragraph">You definitely want a detailed evaluation.</p>



<h3 class="wp-block-heading">3. Homes with Large Trees or Heavy Landscaping</h3>



<p class="wp-block-paragraph">Roots are one of the most common sewer problems we see.</p>



<p class="wp-block-paragraph">Even roots from bushes can sometimes affect sewer lines.</p>



<h3 class="wp-block-heading">4. Brand-New Homes</h3>



<p class="wp-block-paragraph">This surprises people.</p>



<p class="wp-block-paragraph">New construction does <strong>not automatically mean perfect construction</strong>.</p>



<p class="wp-block-paragraph">I have found:</p>



<ul class="wp-block-list">
<li class="">Construction debris inside sewer lines</li>



<li class="">Improper installation</li>



<li class="">Drainage issues</li>



<li class="">Concrete, paint, nails, and other construction materials inside pipes</li>
</ul>



<p class="wp-block-paragraph">The good news?</p>



<p class="wp-block-paragraph">These issues are usually repaired by the home builder.</p>



<h2 class="wp-block-heading">Why a Sewer Inspection Is One of the Smartest Investments a Buyer Can Make</h2>



<p class="wp-block-paragraph">In Southern California, replacing a sewer line can easily cost <strong>$15,000–$25,000 or more</strong>, depending on conditions.</p>



<p class="wp-block-paragraph">Many homeowners do not realize this.</p>



<p class="wp-block-paragraph">In fact, sewer line replacement usually costs <strong>more than replacing a roof or HVAC system</strong>.</p>
